Among the assets of the debtor’s estate is immovable property located in Nacogdoches County, Texas, more particularly described below:
ALL THAT CERTAIN tract or parcel of land in Nacogdoches County, Texas, a part of the J. A. CHIRENO GRANT of land situated in the public road leading from Chireno to Nacogdoches, and about 2 miles north from the Town of Chireno and on the east side of said public road and being the 56.3 acres of land conveyed to R. C. Menefee by Albert Adams, et al, dated January 25, 1907, and the 35 acres conveyed by R. C. Menefee and wife to Mary G. and S. B. Thomas, dated October 31, 1907, and by R. C. Menefee and wife to E. C Watson dated December 31, 1908, and by A. P. Travis and wife, Mattie Travis to H. V. Hall by Deed recorded in Volume 159, Page 624 of the Deed Records of Nacogdoches County, Texas, and described by metes and bounds as follows:
BEGINNING at the southwest corner of the T. J. Jacobs 101-1/2 acre tract now owned by and occupied by Robt. E. Metteauer, Jr. in the public road leading from Chireno to Nacogdoches;
THENCE with said public road North 38° West, 225 varas and North 41° West, 170 vrs to corner in said road, a Red Oak 30" in diameter bears South 43° East, 68.8 vrs distance;
THENCE North 36° East, 1110 varas to stake in south line of the G. W. Davis 150 acre tract, a Post Oak 10" bears North 10° West, 5 varas, and a P.O. 6" bears South 24° East, 3 varas;
THENCE South 80° East, 278 vrs with said Davis line to his southeast corner;
THENCE South 10° West, 584 vrs with north line of the R. E. Metteauer, it being the north line of the old 101-1/2 acre Jacobs tract to corner, a Pine 12" bears North 44-1/2° East, 1.9 varas, and a Pine 13" bears North 85° West, 3.8 varas;
THENCE South 450 West, 820 vrs with said Jacobs line (now owned by R.E. Metteauer) to the place of BEGINNING, the area containing 91-3/10 acres of land; more or less.
SAVE AND EXCEPT, 1.16 acres conveyed to the State of Texas by Deed from Hollis Walton and wife, Leola Walton, dated August 14, 1962, and recorded in Volume 307, Page 349 of the Deed Records of Nacogdoches County, Texas.
