1. What are the amenities and activities available to property owners at the Pointe?
" At Whitestone: tennis, basketball, volleyball, shuffle board, horseshoes, Frisbee golf, birding, and 8 miles of walking trails; Watts Bar Lake access and boat launch for kayaking, canoeing, paddle boating, and lake fishing; gourmet dining and spa services.
" In the area: full service marinas; golf, horseback riding, hiking, white water rafting, pontoon boat rental, jet ski rental, stream fishing, hunting and camping; aquariums, shopping, Dollywood, historic Rugby, tourist caverns, and various clubs or organizations for a range of interests; cultural activities in nearby Knoxville, Chattanooga and Nashville; Great Smokey Mountains national park and numerous state parks.
2. What is the property tax rate for the Pointe?
" The tax rate is 2.58% of 25% of the assessed value.
" For example, if one had a residential property valued at $100,000, the tax would be 25% of $100,000 equaling $25,000 times 2.58% which equals $645 annual tax.
" Saying it differently, the tax is effectively $645/$100,000 assessed valuation.
3. Are the utilities underground? The fiber optic cables, telephone cables, city water pipes and the power lines are all underground, leaving the natural beauty of the area and its extraordinary views preserved.
4. Is there city water available? Yes.
5. Is there a city sewer connection available? A septic system must be installed for each home, since city sewer service is not available. One advantage of having your own septic is that there is no monthly charge that would be otherwise incurred for city sewer service.
6. How many properties are there at the Pointe? There are 51 lots; some are wooded with no view, while the rest are along the ridge with extraordinary views. There is a limited number that are still for sale.
7. Is the Pointe's entrance gated? Rather than being gated, it has a very attractive entrance. A major advantage of not gating is that the streets are maintained through your property taxes, rather than through homeowners' dues.
8. What is the travel time to shopping? Local shopping in Kingston is about 15 minutes. Major shopping in Turkey Creek and West Knoxville is about 45 minutes.
9. What is the travel time to the closest airport? McGhee Tyson Airport in Knoxville is the most convenient major airport, which is about one hour travel.
10. What is the fiber optic broadband speed at the Pointe? According to AT&T, the fiber optic cable for U-Verse with Internet service at the Pointe at Whitestone is >1 gigabit/second, even supporting up to 10 devices in a home.
11. Is there a community property allocated for additional property owner amenities? There is one lot allocated for a community property. Amenities such as a pool or playground may be developed by the Home Owners' Association.
12. Is there cable TV or ATT U-Verse available? AT&T U-Verse fiber optic cable is being installed at this time during October, 2016. When completed, it will offer Internet and TV service.
13. What public and private schools are available? Roane County's Midway Elementary, Middle and High Schools are approximately 6 miles from the Pointe. School bus service is available in the morning and afternoon for all grades. There are numerous private schools in the area, but the most celebrated is Webb, which is about 45 minutes from the Pointe. Colleges and Universities include the University of Tennessee at Knoxville and Chattanooga; Tennessee Technology University at Cookeville, University of the South at Sewanee, and Vanderbilt University in Nashville among others.
14. What transportation is available for the public schools? Bus number 55 picks up at the Pointe in the morning and drops the children off in the afternoon. Call 865-590-0153 for details.
15. What is the travel time to major cities nearby? There are three major cities nearby. The approximate travel times are: Downtown Knoxville 1 hour; Chattanooga 1.5 hours; Nashville 2.5 hours. Each city has numerous cultural attractions, restaurants and entertainment venues.
16. What are the seasons like in this area? East Tennessee has four seasons. Summers are warm but comfortable, while spring and fall are ideal. The winters are relatively mild.
18. Can I have a large boat nearby? Yes. Blue Springs Marina is a full service marina a few miles away. Also, Caney Creek Marina is another full service marina on Watts Bar Lake and Long Island marina is a small marina nearby.
19. Can I access the Gulf of Mexico from Watts Bar Lake with a boat? Yes. There is a series of 18 locks that provide access to Mobile and the Gulf of Mexico. Alternatively, Knoxville and Chattanooga are accessible via one lock in either direction. Also, the Mississippi River and the popular Great Loop are accessible from Watts Bar Lake.
20. What comprises the Tennessee Valley Authority's water way system? The TVA system comprises over 25 dams along 660 miles of river and lakes that TVA built bringing flood control, electrification, navigation, water quality, recreation, economic development and many other benefits to the Tennessee Valley.
21. What is the area crime rate? According to local experience and the Roane County Sherriff's office, the crime rate in this area is very low.
22. Is there a Homeowners Association? Although there are a number of homes built and occupied, the HOA can be formed at any time by the property owners.
23. What are the HOA dues? They will be determined by the property owners upon formation of the HOA. Typically, the dues pays for maintenance of common areas, taxes on the common lot, improvements to the common lot, insurance for the common lot, accounting and legal expenses. The dues, when decided by the property owners, are expected to be modest.
