REGISTRATION: Registration to bid is required prior to bidding at the Live Auction. Buyers are encouraged to preregister prior to the day of the Live Auction and will need proof of the appropriate deposit funds as stated below upon arrival at the auction site. Property previews are on Sunday April 29th from 1-4pm (PT) and on Auction day, May 5th from 10am-2pm (PT) when the auction will begin at 2:00 pm (PT).
FINAL CONTRACT PRICE: A 10% (ten percent) Buyer’s Premium will be added to the high bid to establish the Final Contract Price. The bidder with the high bid will be required to sign and execute a Washington Real Estate Sale Contract at the Final Contract Price for each property that they are the successful bidder on.
DEPOSITS: Proof of a $5,000 deposit will be required to bid on auction day. The initial deposit may be in the form of cashier's check (made out to the Bidder or the Title company), approved business check, or cash. The initial deposit will need to be isubmitted with the contract on auction day. Balance of the Final Contract Price is due upon closing; 34 days from the date of the auction on or before June 8th, 2018. Deposit funds are non-refundable upon seller’s acceptance.

CLOSING: Closings shall occur on or before June 8th, 2018.
POSSESSION: Possession shall be 6pm on the date of closing for each property.
TITLE: Standard Title Insurance and escrow closing fees apply. Title insurance will be provided by the seller insuring the title on such property to be in fee simple, subject to no encumbrances except for current taxes and assessments, easements, right of ways, reservations, covenants, conditions, and restrictions of record. A copy of the preliminary title report will be provided prior to close of escrow. These transactions shall close in an escrow office, escrow fees to be split 50/50. Taxes will be pro-rated as to the date of closing.
EASEMENTS: The sale of each property is subject to any and all easements, restrictions, roadways, and right-of-ways of record.
