Description
Shelby County Farmland, Henton, IL. 85.69 +/- surveyed acres, 61.57 +/- and 3.23 +/- HEL acres for a total of 64.8 +/- total tillable acres. Timberland and the brushy waterway acres are 20.89 +/- acres. The 3.23 HEL land have been in grass and baled the last few years, however it is available to be farmed in row crops. There is access to Tract II off of County Road 18 which is on the south side of Tract II. Taxes on this Tract for payment in 2017 were $557.16. This Tract would be perfect for the landowner that likes to hunt and get a return on investment. There a also a couple of nice building sites on this Tract. Approximately 10 miles from Lake Shelbyville.
10% down the day of auction with the balance due on or before April 1, 2018. The successful bidders will be required to enter into a written contract agreement day of auction. Sellers rights in minerals will be conveyed to successful bidders but not warranteed. Farming Tenants rights will be conveyed to the successful bidders the day of closing. Tract I and II will be offered individually and will not be combined. Fall tillage has been completed however no fall fertilizer was applied.
