The property is being sold "as is" with all faults. Buyer assumes any and all risks.
We assume there are no mineral rights that go with this property as there appears to be production on the property.
On the day of the auction, the winning buyer shall deliver to Lawler Auction Company, located at 7781 Highway 1 North, Shreveport, Louisiana 71107, a cashier's check in the amount of Ten Thousand Dollars ($10,000) that will be held as a non-refundable deposit. The balance will be due within thirty (30) days when closing must occur.
All closing costs shall be assessed to the buyer. Trustee will provide a deed to the property upon full payment of the bid amount. Any title search or title insurance required by the buyer will be at the buyer's expense.
There is no buyer's premium.

No brokerage fee or selling fee is being offered for this particular real estate auction to any real estate agent or broker. There will be no splitting of the fees.
The online internet auction will begin to close at 2pm on Monday, February 27, 2017. In the event of a last minute bid, the bidding will be extended out two minutes for each subsequent bid until the bidding ends and a winner is declared.
This auction is being conducted in conjunction with the Court Order handed down by the United States Bankruptcy Court in the Western District of Louisiana, Shreveport Division.
